Colton is a 5,700-acre master-planned community developed by AIRIA Development Company, situated in the Todd Mission ETJ along a four-mile stretch of the SH-249 Aggie Expressway near FM 1486. Launched in 2024, it spans portions of Montgomery, Waller, and Grimes Counties, and is on track to become one of the region's most significant residential developments — with a projected build-out value of $9.9 billion and more than 7,000 homes planned at full completion.
The name COLTON reflects its geography: it's the midpoint between College Station and Houston. That location matters for residents because it means convenient access to The Woodlands, Conroe, Tomball, and Houston's major job corridors, all while feeling like you're genuinely out in the Texas countryside.
Students in the first phase attend Magnolia ISD, a district well-regarded for academics and community feel. Future on-site schools are planned as the community grows.
The community's design is built around nature. There are 186+ acres of dedicated green space in Phase 1 alone, with 10-foot-wide hike and bike trails, an 8-acre amenity center featuring a splash pad, amphitheater, gym, playground, and picnic areas, and preserved wooded land throughout.
Phase 1 of Colton delivers approximately 685 lots ranging from 45 feet to 80 feet wide, with minimum depths starting at 125 feet. That's a meaningful range, and it does affect what's realistic for your backyard.
On a 45-foot lot, the backyard is workable but more constrained. You can absolutely have a pool — it just needs to be sized and positioned thoughtfully. A cocktail pool, plunge pool, or compact rectangular design often delivers better results than trying to squeeze a full-size pool onto a tight site. Our designers see this often in new communities and know exactly how to maximize what you have.
On a 55-foot to 80-foot lot, you've got real room to work with. A full-size pool with spa, tanning shelf, water features, and outdoor living elements is very achievable. These wider lots are where we do some of our most rewarding design work.
One important note: a standard 15,000-gallon inground pool typically requires at least 10–12 feet of setback from the home and fence lines on each side. On narrower lots, that math gets tight quickly. Our designers will pull your survey and confirm exactly what's possible before we design anything.
