There are three communities that carry the High Meadow name in the Magnolia area, and while they're distinct developments, they share something important: the kind of lot sizes that make serious pool design possible. We're talking one to ten acres of wooded Texas land. No compromises, no cocktail pools because the yard is too small. Just a genuine backyard you can build something extraordinary in.
The Pool Man has been building pools in this corridor for decades. We know the terrain, we've worked with the builders and custom home companies that are active here, and we've seen what an acreage pool can be when it's designed well.
Understanding the three developments helps you know what to expect, both for your pool conversation and for context on the neighborhood itself.
High Meadow Ranch is the original. The Frey family began developing this community roughly 50 years ago, driven by a simple idea: give families space to live surrounded by nature. Today it's a well-established, largely built-out community in Magnolia featuring lots from one to ten acres, wooded terrain, and a genuine sense of permanence. At its heart is the High Meadow Ranch Golf Club, a respected course designed by former PGA touring professional David Ogrin, along with Ogie's Grill on-site.
Homes here are custom-built, with restrictions that have helped preserve the neighborhood's character for decades. It's the kind of community where people stay for a long time. Many of the pools we've built here have been enjoyed by the same families for years.
Schools: Magnolia ISD (Magnolia Elementary, Nichols Sawmill Elementary, Magnolia Junior High, Magnolia West High School).
High Meadow Estates continues the vision the Frey family established with High Meadow Ranch. It's a 1,100-acre community planned for 560 families at completion, with one-acre-plus homesites, a resort-style recreation center, tennis and pickleball courts, a 4-acre nature preserve, walking trails, and a community lake.
The community requires a minimum of 3,000 square feet of living space and 80% masonry construction — standards that reflect the caliber of home being built here. High Meadow Estates won the 2024 Community of the Year award from the Greater Houston Builder's Association, which tells you something about where it stands in the market.
Schools: Magnolia ISD.
High Meadow West is the newest development under the High Meadow banner, and it's where the most active building is happening. At 1,600+ acres planned for 1,000 families at completion, it's the largest of the three. Like the others, it offers one-acre-plus homesites, wooded terrain, and deed restrictions designed to protect property values over the long term.
High Meadow West is where the builder conversation is most active right now. If you're in the process of building a custom home there, this is the right time to be thinking about your pool.

This is where the High Meadow communities are fundamentally different from the master-planned neighborhoods closer to Houston. An acre is 43,560 square feet. Even after your home footprint, driveway, and setbacks, you're typically left with an enormous amount of backyard to work with.
That changes the pool design conversation entirely. Instead of asking "what can we fit?" we get to ask "what do you actually want?"

When you're building a custom home on an acreage lot, you're already managing a lot of moving parts. A custom home builder, an architect or designer, a landscaper, a fencing contractor. Adding a pool contractor to that mix doesn't have to be complicated — but it does require coordination.
Here's how we approach it:
We start the conversation at the right time. The best moment to plan your pool is while your home's plans are being finalized. Pool placement affects where utilities run, where the driveway is positioned, and how the outdoor living space connects to the interior of the house. Getting the pool into the master plan early — even just as a placeholder — prevents regrets later.
We work directly with your builder's team. Our construction superintendent communicates with your home builder's super to make sure excavation, plumbing rough-ins, and equipment placement happen in the right sequence. No stepping on each other's toes.
We can build while your house is being completed. In many cases, pool construction can run in parallel with the later stages of home construction, so both are finished around the same time. We've done this alongside most of the builders active in the High Meadow communities.
We handle permits. Montgomery County building permits for pools, electrical, gas, and plumbing are our responsibility. You don't have to figure that out.
